Energy Performance Certificate Lodgements (EPCs)

We provide experience-based, commercial EPC lodgements you can rely on, through detailed modelling levels 3 to 5 in meeting current compliance guidelines... if you don’t understand this now, it could cost you more later!

What are EPCs and why are they required?

An EPC is required by law when a commercial property is constructed, marketed, sold or let.  EPCs  are valid for 10 years unless a property has undergone a significant change such as:


⚡Adding physical extensions
⚡Splitting of occupation
⚡Adding or extending fixed heating systems or mechanical ventilation systems

EPC lodgements are provided with Recommendation Reports which provide some basic commentary in suggestions for building improvements all of which are published on the Government database and fully accessible on the Government website.

Energy Rating and Score

Properties are rated from A+ (best) to G (worst) and scored. The better the rating and score, the lower the property carbon emissions are likely to be.

EPC Classifications

Level 3

Small buildings with single systems less than 100kW of heating and 12kW of cooling.

Level 4

Medium buildings with multiple systems greater than 100kW of heating and 12kW of cooling.

 

Level 5

Large buildings with complex systems including atria or light-wells serving multiple floors, automatic blind controls or ventilation with enhanced thermal coupling to the structure.

Only level 5 EPCs require the use of Dynamic Simulation Modelling (DSM) software in the production of EPCs but this still proves a useful method for lower-level EPCs based on the added information it can provide to our clients especially when reviewed against their operational energy and improvement reporting to meet future MEES Regulations.

Selecting the right Energy Assessor

Carefully selecting an Energy Assessor:

  • Do not accept the lowest cost

  • Make sure you appoint the correct level EPC assessor for your property

  • Ensure the service provided meets your expectations covering present and future targets whilst accurately reflecting your property

  • If investment decisions are being made ensure your EPC is reviewed by an experienced Chartered Institute of Building Services Engineer (CIBSE) and an accredited Low Carbon Energy Assessor (LCEA)

  • Ensure your assessor is diligent and thorough in their assessment

What is required to produce an EPC?

All EPCs regardless of the level required will require:

 

  • A physical inspection by way of detailed building survey

  • Modelling of the building geometry and its associated systems

  • Evidence pack of information (required for detailed assessment and potential for regulatory audit)

  • Recommendations for improvement (simple improvement overview)

  • Formal lodgement of the EPC following any client approvals (uploading and visible on the Government website)

At Dremcon we believe in offering our clients to most accurate EPC compliance rating for their properties.  We specialise in Integrated Environment Solutions (IES) 3D modelling software to produce simulation models for compliance reviews. This means when EPCs are renewed in 10 years time or sooner there are no unexpected surprises through inaccuracy in their results.  This is not to say that regulational changes will not alter EPC results in the future through their renewal, but it does minimise such impacts and actions.
